Retailers including hotels are turning their backs on all but the very very best of commercial sites.
I would think, given your connections, that you would have access to "assignments" from hotels, or your sources. That would be the path of least resistance.
I'm working on two sites in Florida to be developed as "mixed-use" projects, and right now they include hotels. Are your funding sources looking for involvement in an entire project or just the hotel portion?
