For convenience stores, walk in traffic is critical.
The shopping store, like auto dealers often concentrate in one area.
Specialty stores, like jewelry and perfume are adjacent to other establishments.
All this has changed with Malls. Mall, depending on how large, and where
have everything under one roof. Rents at the mall would be higher,
but so is foot traffic.

According to me, whenever anyone choose to start any business, location, target audeince like things got decided at that time. Anyways, when it is come to choose location, it depends upon your business services, like what you are offering and for what type of audience it is for. If it is targeting any community then you need to focus on those areas where you can easily find them.
Second, if it is like any online portal or community especially developed for students or particular age group then you can use Facebook communities, Facebook ads for the promotion of your business.
Moreover, to let more people aware about your business, do not miss out adding your business on local citation sites including Google Local, Yahoo etc.
