I dont have a lawyer per se i have prepaid legal but not somebody to actually meet with in person
they can look over contracts and documents that i email or fax to them, so the lawyer wont help negotitate better terms
I have done a bit of research on commercial leases and negotitations. This is not my area of expertise and i could probably get screwed.
I have found a place that is $2k OTD with triple net included a single yr lease with 3% annual increases
$2k to hold the spot, and $2k for security deposit for a total of $4k upfront
Beyond that, i dont know if i should get an agent, a representative or laywer to help negotitate or if there is anything that even needs to be negotiated
The only thing i am aware of is that some spots offer a free rent period, but i am not sure if that applies to all or for how long if even applied
