First, keep attending school. That degree is more valuable than you will ever know.
Second, keep the job.
Third, start your at home business while doing school and your job.
This way, your investment is hard work. Since you have experience with websites, there are hundreds of small businesses that do not have an online presence.
TIP for new website work:
Look up a business category you are interested in in the Yellow Pages. Then, try to find those businesses online. If they already have a website address in the Yellow Pages ad, that's good. That means they have at least embraced the web. Then look at the site, compare it to others, and figure out what you can do better on their site than what the competition is doing.
When I started my business 6 years ago, this is exactly what I did. Within 6 months, I was already doing $10k a month in web design and internet marketing. The website work introduces you to the client, then you expand their reach by helping them advertise online.
Keep in mind, website work is one-off, meaning that once the site is done, you have no additional revenue.
The magic is getting recurring revenue, and that means managing online advertising and keeping a customer every month.
