Bottom line is that my duplex has been a money pit since I bought it 3 years ago. I bought from another investor who rehabs and flips property. This was back in 2006 when real estate was booming. Me, being very eager, bought it. But I have been having MAJOR problems since. My ? is "if I find that there is some shoddy work and can prove that the seller knew about this, can I sue them. Or If I can prove that certain things were not pointed out in the inspection that should have been, can I sue them?

Contact the state agency that regulates inspectors and get a referral. Have them inspect the house against the first inspection. You must have the copy of the first inspection for a comparison. He will be able to tell you exactly what the situation is and from there you can engage legal help.

What type of Major issues are you having? Are they things you could see with a visual inspection?

Sounds like a question that can only be answered by an informed attorney.
