Building a Tennis and Swim Club in Whispering Pines, NC

I am working on my thesis/capstone project for a MBA, and going through the process of creating a tennis and swim club. I am wondering or seeking any advice on financing of such a project? Insurance? Legal Fees? I have created a start up costs spreadsheet, and some sales forecasts. Now trying to walk through the Profit and Loss at this point?? I am presenting this in front of fellow classmates and instructors. This is a theoretical project at this point. Any helpful advice is much appreciated.

Something seems to be wrong. Correct me, but if your thesis is supposed to mirror an actual start up you are totally lost out of the gate.
