Check out the real estate sections in the SUnday papers. Banks deal with particular realtors for foreclosed properties. Start contacting local real estate offices that you see with big ads, these are the movers and shakers and the ones with the contacts.

Hello, Eric,
I used to do cleaning myself, and more recently have hired cleaners for my foreclosures. Here are my suggestions for you:
  • The first thing I look for is a neat, clean, professional appearance of the person and their equipment – and that they have their own equipment, on good working order.
  • Next I check prior work they have done in the area
  • Then I check with any references the cleaner gave me
  • If people in my line know that cleaner, I ask for their information on the cleaner
  • Upon hire, the job and pay are specified in writing, the cleaner should have some type of job ticket with carbonless copies – very easy to obtain at office supply stores
  • Upon completion, I check the job before paying the cleaner.
To get known, you need to advertise in some way:
  • Brightly colored flyers can be posted in the area, when legal to do so, they just need your name, number, and that you ….mow, sweep, rake, edge, or whatever it is (it is best not to mention the word ‘foreclosure’ on the flyer)
  • When you are driving around and see a foreclosure you can tell by the un-kept appearance – you might leave a flyer on the porch
  • You can research the classifieds for addresses of foreclosures and write the new owners
  • Approach buyers of foreclosures in person and politely introduce yourself– they may be doing the work themselves and need your help – always keep some business cards with your name and number and business on them – it looks much more professional than digging around for a pencil and scrap of paper
  • Always ask your satisfied customers for references – other people they know who could use your work.

I would try and reach out to the actual companies that are foreclosing the property. I would try the lenders first. However most likely they hire cleaning companies vs. individuals so you probably want to make sure that you have set up a "business" first. OR maybe you can try to get a job with a well known cleaning company that does foreclosures so that you can get insight into how they get their business and what is involved to be successful.
