Unfortunately ten acres is not nearly enough property for a viable flea market like Traders Village. Once you have set aside space for vendors, food and restroom facilities, and an office, you still need space for parking: staff, vendors and shoppers. Even with port-a-lets and portable structures for food/drink and management, the investment is astounding. The Traders Village in Grand Prairie sits on several hundred acres. The one in Houston sits on 105 acres. The new Traders Village coming to San Antonio in 2010 is to be built on 290 acres.
The Texas Renaissance Festival uses a portion of its property for raising berries and other edibles to be harvested by "shoppers" in the springtime. You visit the property and pay by the pound for what you pick on your own.
Just a thought.
