I own a small company that runs an indoor/outdoor tennis club in the northeast. I am process of purchasing from teh owner over a three year period with a final lump payment due in a year and a half. To date I have put over 143K towards purchase price. I am also looking to expand with another facility, as well as create a series of facilites geared for 3-8 yr olds in affluent areas. The current business is doing well and I want to get out of my arrangement with the owner early. Any ideas about financing or finding an investor? The only thing I am missing is real estate, as the business I am running is a land lease (18 year remaining) Thoughts?

There may be sever options available to you. Obviously I would have to know more about your
financial picture, the business ,etc. There could be asset based lending available,sba, etc.

Very hard to raise that amount of capital given no real estate or other assets (free and clear) of that amount or more. Further, in this economy, very hard to find investors who will put up that much money without wanting a large chuck of your business - putting you right back in the same situation you are in now or even taking over your operations.

I usually suggest that business owners seeking investors look locally - get out into your community attend networking events and talk to everyone. If you don't find someone who will invest - the people you talk to many know investors (best way to get in front of an investor is through one of their trusted gatekeepers).

However, for the amount you are seeking - I would suggest you start with SCORE (score.org) or a local small business development center (SBDC). They can help put together a solid PPM - outlining what you intend to provide for the investors funds. Once in place, then start a strong investor search with PPM in hand. Look for one or two investors who have experience in your industry. Thus, they can help you open doors as you expand into other areas - search out angel groups or individual angel investors.

Lastly, you can try to re-finance your current note with a SBA guaranteed loan - especailly since you have been there for a while and have had some success.
