Need Small Business Loan - Have No Building (rent a building)

Family owned roofing & contracting business looking for business loan. Each year business has grown in leaps. Started with no working capital; had each job pay for the next and wages. FICO score is 663. Not using home mortgage as collateral. Have trucks and equipment as collateral. In 2006 gross sales were 454,000. Need an angel out there for loan - not high interest rate. Need possibly $90,000 or less. Does anyone know of good commercial lenders that are ligit? Need to be led in good direction for a lender. Not looking for line of credit; just commercial loan. Currently rent a building for $795 monthly and pay utilities. Township would not allow to build shop on our property; this is reason for renting a building. Any suggestions from a business that started with no working capital like us?

"Does anyone know of good commercial lenders that are legit?" Yes. Can you tell us the purpose of the loan? (Options and available loan products that the community might offer would depend on that.)

"Any suggestions from a business that started with no working capital like us?" Yes. Can you tell us how long have you been in business? (If you're at least three years old and have a track record of steadily sustaining or growing the business each year, that can be an definite advantage.)

"Are you a small business consultant and how do I contact you?" I didn't actually see that question, but CorpCons08 answered it, so I won't (LOL).

We see that both you and Lighhouse are consulting firms; associated fees? Have been in business since 1994; prior to that brother owned business and took ill; prior to that business was owned by father who expired in 1992. Initially upon taking on business (purchased from brother via a loan); as stated no working capital. Ran for the first 3 to 4 years negative and then suddenly took an upward motion increased gross profits. Still uncertain of who to respond to. Will wait this out and see what the outcome is on answers.

I can establish a commercial term loan for you. The interest rate will be based on prime rate at the time of application. The associated fees to our firm are negotiated with your company and established in the form of the loan agreement and are locked in. You will not have to worry about terms changing. We have a normal turn around time of 48hrs maximum before a closing can occur, based on you getting us the information we need.

Have your e-mail address. Would still like to wait and see other options that may come through. I like to do a lot of researching before I act. Will check internet for your firm. Have to keep our companies best interest at hand in the final decision we make. What is your name? Are you the owner of the company?
