Anything that I need to watch out for? Not agree to? Add into it?

The carpet in the building is indoor/outdoor and some of it looks kind of rough. Do you think it would be unreasonable to ask him to replace it with just a neutral indoor/outdoor?

Well we won't be negotiating much.

He wants to do the triple net lease: insurance, taxes, maintenance

No way I can afford the taxes on this commercial building.
