Looking for funds to purchase real estate that currently has equity and positive monthly cash flow. I know the market is risky now, but there are properties that are already rentend with long term contracts. Ideas for funding and purchases will be used for collateral.

I should have been a little more clear. I am looking for funds to purchase real estate. I used a hard money lender in the past and they were pretty good.

First I'm a real estate investor too, and currently looking for funds to purchase 12 rental properties, which are all currently rented out at this time. So far I've found it's depending alot on your business credit, or your personnal credit, and the financial lending market is tight right now.
