What could be more helpful to homeowners in this economy?

This link pitches the "How To Negotiate And Create A Loan You Can Afford Kit - $3,500 value" to avoid home foreclosure and create new terms for a mortgage loan.

I would have thought that if there's a viable way to renegotiate and keep people in their homes, the mortgage lender would be encouraging that (for free) first, rather than just booting people out on the street. So I'm wondering if you are seeing evidence to the contrary -- are lenders immediately foreclosing rather than taking the initiative to work with people who are financially capable of retaining ownership and occupancy under different terms? Just curious. Thanks for your insight.

Folks that do not understand the steps to take to avoid foreclosure would benefit by learning how to negotiate and create a loan they can afford with their existing lender. To negotiate with ones lender themselves is always possible without having a clear understanding of what is required to create a loan they can afford. Then again, lenders and homeowners alike may may prefer dealing with a person who remains unemotional when it comes to these matters. These are choices that are available to everyone.

In instances when it is not possible to do a loan modification, a short sale may be an alternative and may be in the best interest of the lender as well as the homeowner. http://www.thesaintclub.com

I wasn't proposing alternatives. My residential mortgage experience is limited to the mortgages I have. I do have a bank as a client, however, and at least in this area, they'd rather have payments than a lot of vacant houses -- so they generally work proactively toward that end if the homeowner has any means whatsoever to do that. I assumed you had broader experience and was simply asking for your insight. Again, thanks.

What are the options for strip mall owners facing challenging economic conditions? I know that when anchor stores move out due to whatever reasons, all the smaller stores are able to break their leases since the anchor store was the reason they moved in to begin with.

Val,

Your website does not provide very much insight in what you have to offer. Could you provide more information? How does it work? It's an educational CD? I agree with the idea of helping people to manage their mortgage. Sounds good, but lacks credibility. What is the target audience? Is there certain criteria that needs to be met in order for this program to work? Do you have a success rate?

Elke the members that can benefit by learning how to create a loan they can afford with their existing lenders are homeowners. Particularly homeowners who are not able to refy because they are upside down; which is almost everyone who purchased a home in 2000 and beyond, has an adjustable rate and or interest only with compounding neg amortization who will face foreclosure. Lenders have not agreed to modify fixed rate mortgages to date. http://www.thesaintclub.com
