Needing funding for purchase of exsiting business

I am attempting to facilitate a purchase of an HVAC company. I am trying to gain some knowledge in the funding realm.
I havent had much luck in tracking down legitimate advice. Can anyone be of assistance?

If I was trying to gain knowledge in the funding realm, I would go to SCORE ONLINE. SCORE is FREE and the online service has GREAT counselors that will answer any and all your questions.

Suggest: Ask at least 2 SCORE counselors the same question.

I have excellent credit. I dont have much for a down payment. I have 30k cash, no debt other than my home and two vehichles.
I have over 15 years in the business market. I have even taught my skills at the local college. Unfourtunatly the good old boys
reign supreme here and for some reason doors are closing.
