Looking for suggestions on how to find an investor partner

I am an FHA approved lender. The mortgage biz is a tough business right now but only the very experienced and saavy see a big opportunity. Even though I have a 19 yr old company, we just reformed and opened up for business in Feb. 08. We have business coming in and I have setup the infrastructure to take advantage of the wave of FHA business that is forthcoming. After investing $300k I am need another $100k, or would consider merger or partnership. This is a great opportunity for a visionary such as myself and look forward to hearing any suggestions from the members on this board.

First of all it would be helpful to know how to get in touch with you.

Then tell us where you are. One of the first items an investor will want to see
is a Business and Marketing Plan. How long will you need the funds for??

I have both a bus and marketing plan, I have made some progress with the FHA purchase business but am now looking to expand to direct marketing for some refinance business. I have a very detailed and strategic plan, as I have over 20 years in the mortgage business. Would be happy to provide more info to any interested parties. Thanks to all.
