Not all deals require money. As an example I secured a lender for a 120 apartment complex in Illinois. I made the deal with the owner to give me 1% commission on the deal. This deal will close in about 4 months time. The amount of the loan - $27 Million, so my take is $270,000 just for securing the lender. Get creative and you can make these types of deals to.

Just be careful on all overseas since there is alot of SCAM artists out there who will take your money and run.. Please don't send them any money for whatever fees that they will ask you for.
