Small Business Loans??

Does anyone have any knowlege of how to obtain a business loan if your credit is less than perfect? I am looking to buy a franchise and need a loan for 350K-450K, most of which is operating funds. This franchise/concept has yet to reach the DC/MD/VA area and would be a huge success. I have all information needed eg. financials, business plan, P&L etc; if there are any investors out there. Any information provided would be appreciated.
