Looking for a good general contractor in the Atlanta area

Community - not sure how many beta members are in the Atlanta area but I just picked up 2 foreclosed properties in Athens, GA that I plan to rent out but they need a little work. If someone knows a general contractor in the area they'd be willing to recommend, I'd appreciate it.

That sounds very interesting. What's the trick to picking up a foreclosed property? What was the process like? And, for how long to you think this foreclosure trend is going to continue? Sorry that I do not know of a general contractor in the Atlanta area, but I am interested in how you obtained the foreclosed properties. Thanks!

I have a real estate agent I've worked with for the past three years in the Charlotte, NC metro area who identifies property for me that is currently in foreclosure or property with tax liens, etc. My suggestion if you want to get in this business and if you don't have a real estate agent that you normally work with is to honestly drive around, unfortunately foreclosures are hitting hard and you are sure to find some in your local neigborhood. The advantage of an agent is you get wind of good properties early, so if you have a good property with a low debt to equity ratio, tons of people like myself will jump on it quickly. The two properties I found in Athens were by honest luck, we were visiting friends, I saw the foreclosure signs on two decent looking properties, did two days of research and had the houses purchased within 4 weeks.

I am not an economist by any stretch but I see foreclosures rising well into 2009, and I see this credit crunch lasting through next year, so the advantage to someone like myself is two-fold. 1. I take advantage of great buys because there is a ton of home inventory available. 2. Renters are easier to find now that many people with "shaky" credit will find it more difficult to find home financing, increasing the likelihood they will remain renters.

Thanks BDS INC. I am not familiar with the technical details of buying a foreclosed property, but it sounds like now is a good time to read more about the process! That's a great suggestion to drive around. Do lenders put up signs saying that the property is foreclosed?

I agree with your assessment of foreclosures rising well into 2009. Housing prices increased so dramatically in recent years that something had to give. America created something like 4 trillion dollars of "wealth" just by home prices all over the country rising. I guess we see that what goes up must come down and for all those who bought houses simply trying to flip them in a couple year period, reality has set in. You appear to be knowledgeable and a careful planner which are two excellent qualities in making smart business decisions.

Do you know how I can find out about foreclosures in advance? Before the sign is posted on the front lawn.

Mozart, the foreclosure has to be listed in the paper 3 times before the final sale. It is usually listed in what is considered your county paper in the legal section.

That is a bit out of my area. However, I just had some work done on a remodel in Atlanta and used Two Brothers for painting and basic fixes. Not sure what other services they provide but they were on time, well priced and willing to handle whatever I needed. He said that he would travel to South GA to paint my new homes so Athens is much closer. Contact is Louis and his number is 404 438-0660. Good luck
