Need Funds ASAP

Am located in GA for a new start just had a new born beautiful baby girl. I was buying distress houses in NJ & NY. Things were looking good in 2003,2004 and 2005 and a little bit of 2006. Later in the years of 2006 everything just drop sub prime banks shut down. My deals in the pipe line got drop. So later I got my business in financing develop projects and am also in two development projects. Things are picking up.

The only problem I have now is paying my bills and rent I just am pass due. My 2 family home I have in Brooklyn NY the banks are willing to agree on a short sale of 390k first lien and second lien will be way under 100k. Am in desperate need of 5k to 10k of sale of deed or quick claim. Tenants altogether are paying 3000.00 they just moved in this last November. the house was brought for 500k I refinance and pull an extra 100k. so I owe 600. I am willing to sell deed for 5,000.00 ASAP today or by Monday early morning.

I am a bit lost. You started this topic as "need funds," but you are asking to sell the deed.

I am willing to sell my deed of my house in brooklyn for up to 10k negotiable. the banks will accept 390 on the first lien and the second will probably accept up to 10 to 20k. call my cell 678-629-6294

bank will accept 390k first lien and second bank will accept 10k. am willing to do quick claim of house for up to 10k. call me 678-629-6294

So basically Enterprise you want to sell the deed to investor they then take over the note. My concern is if the house going into foreclosure if so what is their a sale date. Also what is the home valued at. Email me at cory@walkerlender.com

Okay, but now you have to take the first and second mortgage, add on the price of the deed your selling and see if it makes sense for the value of the property. What is the value of this particular property. CC08

well with values dropping all over the place but with this house 450k to 475k. I had refinance the house to 600k back then. so if you get the first lien down to 390k which i had the bank agree too and the second lien down to 10k. re-sale it for 475k and you still have 3000.00 coming in. and plus 950.00 with the basement apt. it will pay for it self. you made your 10k back that you gave me and an extra 30 to 50k. I need this 10k like today if possible. we could the quick claim via email or fax. give me your email so i could send u appraisal.
