Will the owner consider "owner financing" with a small downpayment? Have you looked into a SBA loan?

I woul like to purchase a brewpub and need some financing help.

The purchase amount is $1M and includes the 6000 sqft building and 1.2 acres. The property was appraised at $850K in August 2007, but the market has slumped. Sales are between $30K and $35K weekly, well establlished with room for improvement.

I only have 10 to 15% of the purchase amount depending on how much working capital I retain.

Is there anyway to work this deal and purchase the business?
