I may be missing something here but the way I see it, the home is the property! How can you separate one from the other? Also, if you sell the home, not only does the homeowner have no foreclosure on their record, he no longer has a home! Is that what you would call being helpful to the homeowner?

I'm located in southern Kentucky but because Kentucky is a Judicial State, I will be finding homes in Tenn. Mostly the Nashville area.

I have heard of this helpfulness. I am also aware that folks try to take advantage of homeowners in distress...they don't make the payments on the homeowners behalf as agreed and the homeowner with the loan obligation is left holding the bag. I have heard these so called helpers put in renters, collect rent monies...don't make the payments as agreed since it takes time for banks to forclose. This in turn could cause more hardship not only for the renters but as well for the homeowner.

I am not saying that you would do that to anyone...I'm merely aware. I believe a short sale is more beneficial to the homeowner and the bank.

The Homeowner does not sign the property over to me, just the home (as well as the lien) Once I pay off the back payments, fees, etc. it will stop forclosure proceedings. The Homeowner NOW does not have a forclosure on thier record. I in turn, sell the house, give my investore his money back with a profit, as well as offer the Homeowner some cash as well. I hope this explains what my business is for you. Thanks for your inquiry.
